Why annual maintenance

What yearly water heater service actually does.

A water heater you never touch is a water heater that fails early. A few cheap habits add years.

Removes sediment buildup

Minerals from Hudson County water settle to the bottom of tank units. The burner ends up heating sediment instead of water — wasted gas and stressed-tank. A flush takes 30 minutes.

Anode rod prevents tank rust

Sacrificial anode corrodes instead of the tank lining. Inspect it at year 3–4, swap if it’s consumed. Often adds 5+ years to a tank’s life for under $200.

Tankless scale prevention

Hard-water minerals coat the heat exchanger in tankless units, blocking flow and reducing output. Annual descaling keeps it running at full efficiency.

Keeps your warranty valid

Most manufacturer warranties (Rheem, A.O. Smith, Navien, Bradford White) require documented annual service. Skip it and a $1,200 part claim could be denied.

Maintains efficiency

A flushed, scale-free water heater uses noticeably less gas or electricity than a neglected one. Real savings on the utility bill.

Catches small leaks early

Annual inspection turns up loose fittings, slow drips, weak relief valves — before they become flooded basements.

How a maintenance visit works

What we actually do on a water heater service.

Real flushing, real inspection, real findings. Written report you can keep for warranty records.

01

Easy scheduling

We hold seasonal slots so you don’t end up booked into a busy week. Pick spring AC, fall heating, or our Combo Plan and we’ll remind you.

02

Full system tune-up

Multi-point check of mechanical, electrical, refrigerant/combustion, and airflow. Cleaning, calibration, and safety inspection — not a quick once-over.

03

Honest report

Written findings: what we cleaned, what’s wearing, what to watch next year. No fake ‘repairs recommended’ lists.

04

Easy renewal

We’ll reach out next season. Same tech, same paperwork. You don’t have to remember a thing.

What affects the price

Standard pricing per unit type. A few things change the math.

01

Tank vs. tankless service

Tank flush is faster and cheaper. Tankless descaling involves pumping a cleaning solution through the heat exchanger — takes longer but is critical in hard-water areas.

02

Hard water severity

Hudson County water is moderately hard. Buildings with poor water-softening sometimes need more frequent service. We’ll measure on the first visit.

03

Multi-unit contracts

Property managers and HOAs with multiple units get a per-unit contract price. Bundle with HVAC visits to save on truck rolls.

Flat per-unit pricing on standard service. Call 201-245-5151 for multi-unit and commercial quotes.

Quick answers

Common questions about water heater maintenance.

Once a year for tank water heaters in Hudson County. Hard-water buildings may benefit from twice. Skip it and sediment buildup will shorten the tank’s life by years and waste gas.
Sacrificial metal rod inside your tank that corrodes instead of the tank itself. Inspect at year 3–4 and swap if it’s mostly gone. Most tanks get one or two anode swaps over their lifetime — cheaper than buying a new tank.
Annually for most Hudson County addresses. Buildings with notably hard water: every 6 months. Tankless heat exchangers are sensitive to scale — neglected units lose output and fail much earlier.
Yes — we do quarterly and annual contracts for condo buildings, rental buildings, and small commercial. Per-unit pricing, single invoice or per-unit reports, scheduled in one visit window.
Moderately hard — about 8–12 grains per gallon depending on neighborhood. Not the hardest in NJ, but enough to matter for tankless units. We can recommend a softener if it’s worth it for your setup.
Yes. If you’re on our Combo Plan, we’ll bundle the water heater service into the same visit — one truck roll, one paperwork pass.
