A packaged rooftop unit (RTU) contains the full HVAC system — compressor, condenser, heat exchanger, blower, controls — in a single weatherproof cabinet that sits on a curb on the building’s roof. Ductwork drops through the curb into the occupied space below, delivering conditioned air to supply registers throughout the building.
Most commercial buildings in Hoboken and Jersey City use rooftop units. They’re practical because the ground-level real estate is too valuable to give up to mechanical equipment — and putting it on the roof keeps the noise out of the workspace.
Most HVAC contractors won’t take on rooftop replacements in Hudson County — the logistics are intimidating. That’s our bread and butter.
We schedule the crane, coordinate the lift with the building owner, and handle the rigging. Old RTU comes off; new RTU goes on; same day usually. Permitting and crane firm relationships in place.
Crane lifts in Hoboken/JC almost always require a city permit and sometimes police-coordinated street closures. We pull permits, post notices, and coordinate police presence. You don’t deal with city hall.

Commercial RTU sizing has more variables than residential. Get it wrong and you have a $40,000 unit that doesn’t condition the space.
Commercial rule of thumb: roughly 1 ton per 400–500 sqft, but it varies wildly with occupancy, equipment heat, window load, and ventilation requirements. We do a Manual N (commercial load) calculation.
Small spaces (5,000–15,000 sqft): one large RTU often handles the load with internal zoning. Larger spaces: multiple RTUs with dedicated zones. We map this on the site visit.
Most Hudson County commercial buildings spec gas heat for cost. Electric heat is used for spaces without gas service or for backup. Heat pump RTUs are increasingly common for electrification mandates.
If the existing roof curb matches the new RTU, the swap is dramatically faster. New curbs require additional roofing, sealing, and structural verification. We measure the existing curb on the site visit.
Commercial RTU installs are bigger projects than any residential work. Four pieces drive the project.
Scheduled with a local crane firm, sized to the unit weight and rooftop access. Usually a 3–6 hour window of street activity. We coordinate with the city and (if needed) police escort for traffic management.
Building permits, electrical permits, gas permits (if applicable), and structural review for roof-load compliance. We handle the full permitting package.
Roof curb compatibility, flashing, weatherproofing, and roofing-warranty coordination with your existing roofer. We’ll bring in a roofing partner if curb work is needed.
