Common boiler failure patterns.

Boilers fail differently than furnaces. Old Hoboken steam systems especially have their own dialect — we speak it fluently.

Won’t fire

Pilot, thermocouple, gas valve, control board, or low-water cutoff. We’ll trace it through the safety chain in order — no skipping steps.

Pressure too high or low

Hydronic boilers run 12–15 PSI cold, 20–25 hot. Outside that range usually means a bad expansion tank, failed pressure-reducing valve, or air in the system. Steam runs much lower — different troubleshooting.

Banging radiators (steam)

Almost always pitched piping or failed air vents — not the boiler itself. Old steam systems have specific fixes for this, and we know them well.

Leak at the base

Condensate from a condensing boiler is normal. Water from the relief valve, expansion tank, or pipe fittings is not. We’ll find the source and quote the fix.

No hot water (combi units)

Combi boilers heat both your radiators and your domestic hot water. If hot water stops but heat works (or vice versa), it usually points to a diverter valve or flow sensor.

Pilot won’t stay lit

Thermocouple, drafty pilot tube, or weak gas pressure. Standard order of diagnosis. Usually a same-day fix once we’re on-site.

Steam: boiler heats water to steam, which rises through pipes to radiators, condenses, and returns by gravity. Common in pre-1950 Hoboken buildings. Hydronic: boiler heats water, which is pumped through pipes to radiators or radiant floors at much lower pressure. Modern installs are almost all hydronic. We service both.
Almost always one of three things: condensate trapped in the radiator (bad pitch), a failed air vent, or condensate trapped in horizontal piping. Almost never the boiler itself. Cheap to fix once diagnosed, dramatic to live with.
Safety valve that opens if boiler pressure gets too high. If yours is dripping, it’s either doing its job (and pressure is actually too high — needs investigation) or it’s failed open (needs replacement). Don’t cap it — ever.

Steam boilers: yes — sediment buildup at the bottom can cause overheating and shorten life. Skim work as needed. Hydronic boilers: less critical, but a system flush every 5–10 years is good practice, especially when adding fluid additives.
