What yearly heating maintenance gets you.

A tune-up isn’t just clean-and-go. For combustion equipment it’s also a safety check — one of the few preventable causes of household CO incidents.

CO safety inspection

Cracked heat exchangers, blocked flues, and bad seals release carbon monoxide. We use a calibrated combustion analyzer — not a sniff test.

Prevents January breakdowns

January breakdowns are almost always traceable to issues that were visible the previous fall. Catching them in October beats waiting in line during a cold snap.

Maintains efficiency

Soot, scale, and dirty burners drag combustion efficiency down by 5–15% over a season. A clean system burns the gas you paid for.

Keeps your warranty valid

Almost all manufacturer warranties (Carrier, Trane, Navien, Weil-McLain, etc.) require documented annual service. Skip it and a $1,500 control board claim could be denied.

Standard residential pricing is flat — a few things change the math.

System type

Forced-air furnace tune-ups are quicker than steam boiler service. Steam systems often need water-side flushing and low-water cutoff testing on top.

Single vs. combo

Combo Plan ($245) covers spring AC + fall heating — better value than two singles ($185 + $185 = $370).

Multi-system / commercial

Buildings with multiple units, rooftop systems, or boiler rooms get a per-property contract price. We’ll quote on the building.

Best window is September–October, before the first cold snap. By mid-November the schedule is packed with emergency calls and routine tune-ups get pushed. Booking early means you pick the day.
Furnaces: combustion analysis, burner cleaning, blower service, heat exchanger inspection, gas pressure check, filter swap. Boilers: same combustion check, plus low-water cutoff test, water-side cleaning (or flush on hydronic), expansion tank, and steam-skim if applicable. Boilers usually take longer.
