Why annual maintenance

What yearly AC tune-ups actually do for you.

Maintenance isn’t a polite formality — it’s the cheapest way to keep cooling reliable through Hudson County’s humid summers.

Keeps your warranty valid

Almost every manufacturer (Fujitsu, Carrier, Trane, etc.) requires documented annual service to honor the parts warranty. Skip it and you’re on your own when a compressor fails.

Catches refrigerant leaks early

A slow leak quietly kills efficiency and damages the compressor. Catching it during a tune-up is a $200 fix; catching it after the compressor fails is $2,500+.

Prevents emergency calls

Most July emergency calls trace back to issues that were visible the previous spring — dirty coils, weak capacitors, loose wiring. We catch them before they break.

Restores 15–30% efficiency

Dirty coils, clogged filters, and low refrigerant force the system to work harder. A tune-up usually restores measurable efficiency — visible in your utility bill.

Extends system life

Well-maintained AC commonly lasts 15–18 years. Neglected systems often fail by year 10. Maintenance pays for itself many times over.

Hygiene & air quality

Coil mold, drain biofilm, and filter dust all show up in your indoor air. A proper clean leaves the system fresh going into peak season.

How a maintenance visit works

What we actually do on a tune-up.

No clipboard checklist theater. Real cleaning, real measurements, real findings.

01

Easy scheduling

We hold seasonal slots so you don’t end up booked into a busy week. Pick spring AC, fall heating, or our Combo Plan and we’ll remind you.

02

Full system tune-up

Multi-point check of mechanical, electrical, refrigerant/combustion, and airflow. Cleaning, calibration, and safety inspection — not a quick once-over.

03

Honest report

Written findings: what we cleaned, what’s wearing, what to watch next year. No fake ‘repairs recommended’ lists.

04

Easy renewal

We’ll reach out next season. Same tech, same paperwork. You don’t have to remember a thing.

What affects the price

Our standard tune-up is flat-priced — but a few things change the math.

01

System count & size

One central AC is single-pricing. A 4-zone ductless or a brownstone with both central + window units takes longer and costs more.

02

Single vs. combo

Combo Plan ($245) covers both AC and heating tune-ups for the year — cheaper than booking each separately.

03

Commercial / multi-unit

Property managers and HOAs get a per-unit contract price below the residential rate. We’ll quote you per the building.

Flat residential pricing on our standard plans. For multi-unit buildings, call 201-245-5151 for a per-property quote.

Quick answers

Common questions about AC maintenance.

Refrigerant level check, coil cleaning (evaporator + condenser), drain line clear, electrical connection tightening, capacitor & contactor test, thermostat calibration, blower motor & filter check, airflow measurement, and a written findings report. About 60–90 minutes per system.
If you have AC and heating, the Combo Plan ($245) is almost always the better deal — covers both seasons and beats two single visits ($185 + $185 = $370). Single $185 makes sense if you only have one season’s system.
Spring AC tune-ups go best in April–May, before peak demand. Once it’s 85°F+ in Hoboken, the schedule fills fast. Booking ahead also means you pick the time, not us.
Yes — we handle multi-unit condo and rental buildings every week. We quote per-unit, schedule in one visit window, and provide a single invoice or per-unit reports for property managers.
You can — but the warranty clock keeps running. Most manufacturer warranties require documented annual service to honor parts coverage. Skip a year and a $1,200 compressor claim could get denied.
Yes. Ductless heads have washable filters, indoor coils, and condensate lines that need annual attention. We service Fujitsu, Mitsubishi Electric, LG, Daikin, and others.
